Since every REO is unique, a representative will be assigned to do a thorough walk- through with a local real estate agent and a contractor from our team. Working together to provide a current accurate market analysis and a complete proposal of all work if needed to bring the property to FHA/VA loan standards.
After the evaluation of the property is complete the Rep. will do a recommendation to which of the following the property falls into.
1. Property has some cosmetic work needed and meets FHA/VA lending standards. Property will be sold to: A. first time buys (with incentives to help the buyer.) B. First responders/military or both. 2. Property does not meet FHA/VA lending standards and needs to be fixed. At this point the amount to fix and the market analysis will be used to determine if this property is worth an investment to bring up to FHA/VA lending standards. After fixing this property will be offered to A. first time buys (with incentives to help the buyer) B. First responders/military or both. 3. Property needs a lot of work to bring up to FHA/VA lending standards, has damages structurally. If this property needs to much work it will be sold as is on the open market to investors and the public or auction.
